Safir Hotel-Iran(Tehran)

This boutique hotel project is located in the downtown core and comprises 42 guest rooms, including single and double configurations, along with a full-service Indian restaurant. The project involved a comprehensive renovation, with the scope extending across the building envelope, interior guest rooms, public areas, and building systems.

The renovation was executed as a full interior strip-out, with all guest rooms taken back to base structure. Existing finishes, partitions, and services were removed, and the rooms were rebuilt with new layouts, upgraded finishes, and fully coordinated MEP systems. The building envelope was rehabilitated and upgraded to improve weather resistance, durability, and overall performance, requiring careful sequencing to maintain structural integrity during construction.

A new outdoor patio expansion was constructed and integrated with the restaurant, incorporating water features and landscape elements consistent with traditional Indian architectural themes. This addition required structural coordination, waterproofing, drainage design, and interface detailing between new and existing construction.

As part of the life-safety and accessibility upgrades, a new elevator system was introduced into a building that previously lacked vertical transportation. This required structural modifications, shaft construction, coordination with fire separation requirements, and integration with existing floor levels and circulation paths to meet current code and accessibility standards.

The project demanded detailed site management, phased construction sequencing, and close coordination across architectural, structural, mechanical, and life-safety disciplines to deliver a fully upgraded hospitality asset within an active urban environment.
